The Costa Blanca Golden Triangle and Why is it so Expensive?

The most expensive property in Costa Blanca is to be found in the north in what I affectionately call the Golden Triangle which is the area covered By Benissa (just north of Calpe) Moraira and Javea (just south of Denia) and obviously includes the town themselves but why do properties in this area cost a so called premium?

Well I suppose you need to understand Cost Blanca as a whole. The first thing you need to realize about Costa Blanca is that it is very much two markets in one. Costa Blanca North which is basically everything above Alicante towards Denia and then Costa Blanca South which covers everything south of Alicante right down to the Mar Menor and La Manga.

In Costa Blanca South due to the huge oversupply of property it’s possible to buy an apartment in Torrevieja for as little as 70,000€ and a villa in Villamartin for under 200,000€. However in Costa Blanca North where there is no oversupply of property prices are much higher but even in Costa Blanca North there are in reality two markets in one ie places such as Calpe and Benidorm south of the Golden triangle and Denia to the north of Javea. Here prices are more expensive than Costa Blanca South but not as high as property for sale in Javea (xabia), Benissa and Moraira.

The reality is that this area is the premier area in Costa Blanca to live with Javea and its port being a major attraction and most importantly you just don’t get the oversupply here that you get in other Costas in that respect it’s a bit like Mallorca and prime location of Marbella. A decent apartment in Javea will cost you upwards of 200,000 Euros and a nice Townhouse or Villa in Moraira would cost you in excess of 400,000. Now compared to Marbella or Mallorca prices that isn’t expensive but compares to prices in Costa Blanca south it is the most expensive Villas for sale in Costa Blanca area.

The biggest problem with this area for people who visit is they are shocked at the price differential whereas this is much less of a problem for would be buyers in Mallorca who appreciate top locations cost top dollar. The reality on the ground at present is people are looking for deals that just don’t exist.

Saying all of that is if I had to live in Costa Blanca I would choose Javea or Moraira.
